Proposed BLVD Specific Area Plan and Zoning Ordinance Text Amendment

PURSUANT TO ARIZONA REVISED STATUTES SECTIONS 9-462.04 et seq., NOTICE IS HEREBY GIVEN that the Planning Commission and City Council will be holding separate public hearings at the dates and times set forth below, in the place specified below, at which times and place all interested persons will have an opportunity to appear and be heard in relation to the following request(s):

Request: Amend the BLVD Specific Area Plan (PL-26-0174) and a request to amend the Avondale Zoning Ordinance (PL-25-0175), Article 5 Special Districts; Overlays: Section 28-91 The BLVD.

Location: Northwest corner of Avondale Boulevard and Van Buren Street

The proposed text amendments would modify the concept and development form of the Village subdistrict, the location of drive-through uses, and development standards, and add approximately 12 acres of employment with light manufacturing, warehousing and wholesaling uses. The amendments allow for continued refinement of the Specific Area Plan and Zoning Ordinance to align with economic development initiatives and trends, reflect changes in policies and procedures, allow for clerical corrections, provide cross-references, and address the overall accuracy and usability of the Specific Area Plana and the Zoning Ordinance.
