Shell Gas Station Expansion

Conceptual plans have been submitted by Fred Cohen of CJC Design, Inc. on behalf of Conico Oil for a proposed remodel and expansion of the existing Shell Gas Station, convenience store and carwash, located at 90 East Highway 246, Assessor’s Parcel Number 137-170-035, -036, and -017.

As stated in the Project Description, the proposal consists of the following modifications and expansion to the existing Shell gas station:

  1. Demolition of existing ~1,200sf convenience store, fuel canopy and six (6) fuel dispensers
  2. Construction of new 3,700sf convenience store and new fuel canopy for fourteen (14) new fuel dispensers
  3. Remodel of existing car wash, which will remain operational, but its façade will be altered to align with the proposed Art Deco design of the new convenience store building
  4. Applying for a Type 20 beer and wine sale license for off-site consumption as part of the new convenience store operation. This is the same license currently held by the exisiting convenience store.
  5. Parking: The site plan proposes 41 parking spaces surrounding the convenience store, consistent with code standards. Additional 28 spaces are available under the gas canopy
  6. Architecture: The proposed architecture appears to be consistent with the Art Deco architectural style as required by the AOF Specific Plan.
  7. Access/Circulation: Access to the site is proposed to remain largely as it currently exists, utilizing the two (2) driveways along Hwy 246. Internal drive aisles will be added to serve the expansion site.
  8. Hours of operation/Employees: The gas station and convenience store will operate 24hrs/day, 7 days/week and 365 days/year. The convenience store will have three employees during the daytime hours and two during the graveyard shift. The cashier for the gas station and carwash is located in the convenience store; no additional employees are needed.
  9. Vehicle Trips: The daily number of customers is expected to range from 1200 existing to 1500 (estimated) after remodel/expansion, although it fluctuates. Fuel delivery to the site is expected to occur at least 4 times per week, typically during non-peak hours. Convenience store products are typically delivered daily.
