Midtown Parking Garage

Overview
The City of Dunedin is proposing a key infrastructure initiative that supports the vitality and accessibility of Downtown Dunedin: the construction of the Midtown Garage, located at the intersection of Douglas Avenue and Scotland Street. This will be the second parking garage in the city, developed in direct response to community needs and future growth.

In 2012, in conjunction with the CRA Master Plan, two parking garages were mentioned in the Capital Improvement Plan.

June 19, 2018 – The Downtown East End Plan was introduced, highlighting the need for a second parking garage in the downtown area.

September 2021 – Kimley-Horn completed a comprehensive Parking Garage Study, analyzing current and projected parking demands.

2022 – The City took a significant step by purchasing approximately 0.75 acres at $4 million at the proposed site which included:

  • Appraisal
  • Geotechnical work by Driggers Engineering
  • Environmental assessment by NorthStar
  • Boundary survey by McKim & Creed

Design Architect

  • THA Consulting, Inc.

Proposed Budget

  • Cost of Land Purchased in 2022: $4 million
  • Construction Budget: $10 million
    Budget Funding Sources
  • Debt Financing with CRA and Pinellas County

Why a New Parking Garage?
The Midtown Garage project is driven by several important goals:

  3. Assist Trail Users

  4. Plan for the Future
    With the redevelopment of the Ocean Optics property, the city anticipates a loss of existing parking spaces. The Midtown Garage will proactively help to offset that reduction.

    As planning and development continue, the City of Dunedin is committed to transparent updates and community engagement. The Midtown Garage is a vital part of our long-term strategy to ensure Downtown Dunedin remains vibrant, accessible, and welcoming to all.
