Planning consideration

The site is located within the administrative boundary of the London Borough of Lewisham. Planning policy for the site is contained primarily within The London Plan 2021 Spatial Development Strategy for Greater London (adopted March 2021) and Lewisham Local Plan 2020-2040 (adopted July 2025).

Conservation area

Locally, the site is contained within the St Mary’s Conservation Appraisal, which borders Lewisham High Street. Listed Building consent will be required along with Planning Permission for any development on the site.

Both Lewisham Council’s Conservation Officers and Historic England are supportive of sensitive restoration and re-use of the building to enable its removal from the Heritage at Risk register.

There are a number of listed buildings in the immediate vicinity and their setting will need to be taken into consideration.

The site is set within the Lewisham and Catford/Rushey Green Designated Area of Archaeological Priority. Due to the conservation area status of the site, the overall character of the area cannot be altered unless it enhances the existing environment.
