About the project

An exciting opportunity for Leyton Mills

New Spitalfields Market in Leyton is due to relocate out of the Borough to Dagenham Dock after 2027 as the facilities no longer meet the needs of a modern market.

This presents a unique opportunity to create a new high-quality mixed-use neighbourhood on the New Spitalfields Market site and surrounding area of Leyton Mills.

In order that we can make the most of this unique opportunity, Waltham Forest Council is preparing a development framework that will outline some broad objectives for future development across the wider Leyton Mills area.

The four main sites that we are looking at are:

1. New Spitalfields Market

2. Leyton Mills Retail Park

3. Temple Mills Lane Bus Depot

4. Eton Manor Sports Ground (part of Queen Elizabeth Olympic Park)

The development framework will establish the best balance of development and land uses on the key sites in order to benefit current and future local residents and businesses. This could include:

  • housing (including affordable housing)
  • employment
  • culture
  • connectivity and infrastructure
  • addressing the climate emergency
  • education, health and community
  • open space and landscape (with appropriate use of the Metropolitan Open Land at the Eton Manor site)
  • meanwhile uses

Eton Manor is Metropolitan Open Land and has been included as a site to aid wayfinding, improve connectivity and to promote both biodiversity and active lifestyle.

We’d like you to help us understand what’s most needed in this area so that together we can shape a vibrant new neighbourhood.
