Background

To address this deficiency in affordable housing, the Town issued a Request for Proposals (RFP) to develop affordable rental housing on Town-owned land at 6 Fairgrounds Road and 4 Waitt Drive (adjacent to the police and fire building). Voters at Town Meeting have, on several occasions including again at the 2015 Annual Town Meeting ("ATM"), affirmed their desire to see affordable housing developed in this location for Nantucket’s workforce.

HallKeen Development was awarded the contract in 2017 for the creation of a 64-unit rental development that will serve families earning 30%, 60%, and 120% of Area Median Income (click here for Nantucket AMI data). The development will also have six market-rate units. Neighbors appealed the Planning Board’s special permit in 2018, which was denied in 2020. Due to increasing costs of construction from the delay and the onset of the COVID-19 pandemic, HallKeen secured additional funding from the State in 2022 and begun construction in late 2025.
