Downtown Redevelopment

On April 2, 2024 the Peoria City Council unanimously approved two new restaurant, retail and event venue developments in the Historic Downtown. The properties for both developments are city-owned and were acquired by the city as part of council’s strategic revitalization vision for the Downtown Peoria area.
Caldwell County BBQ at Peoria, a signature barbecue restaurant opened their first West Valley location on April 1, 2026, located on Washington Street, in between 83rd Avenue and 83rd Drive.
Caldwell’s is approximately 6,600 square feet, generally located between the Fire House Event Center and the former downtown hotel site.
On April 1, 2025, Peoria City Leaders joined Caldwell County BBQ owners to break ground on their new restaurant in downtown Peoria. The restaurant opened in Spring 2026.
Jefferson House will feature restaurants, a bar and retail/event space on the northwest corner of 83rd Avenue and Jefferson Street.
Jefferson House is a partnership between the owners of The Churchill in Phoenix and the owners of the existing downtown Driftwood Coffee establishment. In addition to offering a mix of food venues, it will serve as a community gathering place for special events and artisan pop-ups.
On September 18, 2025, Peoria City Leaders joined Jefferson house owners to break ground on their new concept in downtown Peoria.
Peoria Water Tower
On April 7, 2026, with the flip of a switch, Mayor Jason Beck and the Peoria City Council turned on the messaging on a new digital water tower that blends Peoria’s agricultural and railroad roots with the ongoing revitalization of the Downtown area.
The idea for the digital water tower started in 2023 with the Downtown Working Group, led by Acacia Councilmember Jennifer Crawford. The group met regularly to help shape the future of downtown, while keeping Peoria’s history front and center. The Historic Preservation Commission and Arts and Culture Commission also gave input to ensure this project reflects community values and identity.
In 1889, as the Peoria town site was first surveyed, a hand-dug water well was constructed at the intersection of Grand Avenue and Washington Street. The well served local residents and travelers, becoming an essential resource for the young settlement. Five years later, the well was transformed into a water tower and tank. More than a source of water, it became a gathering place and a symbol of Peoria’s emerging civic pride.
Today, this new water tower carries that legacy forward, welcoming all who arrive, celebrating the history that shaped Peoria, while looking forward to the thriving city it is today.
Updates
Just last year, the city celebrated the opening of Caliber by Greystar, a $500 million mixed-use development at 79th Avenue and Grand Ave. This landmark project is bringing luxury apartments, office space, and industrial buildings that will generate jobs and broaden the downtown’s economic base.
New high-quality, affordable housing options are already taking shape. The Gateway Apartments at 85th Avenue and Grand Ave, and the Streamliner Apartments at 87th Avenue and Peoria Ave, will help meet the growing demand for urban living, bringing new residents and families to the heart of our city.
