Conditional Zoning
A Conditional Zoning District is a way for an applicant who is requesting a zoning map amendment to offer very specific conditions of approval that ensure that future development under the new zoning will be consistent with the Comprehensive Plan and/or the character of the neighborhood. The conditions of approval become part of the zoning of the property.
The Town of Southern Pines Town Council amended the Unified Development Ordinance (UDO) with text amendments related to increasing the use, and usefulness, of Conditional Zoning Districts and to reduce the number of development approvals requiring quasi-judicial decisions throughout the Southern Pines planning jurisdiction. The amendments are an implementation of Policies 3.3 and 3.4 in the town’s new Comprehensive Plan.
