Evers Property
The Evers Property, located at the intersection of N. Elm Street and W. Windsor Drive, was sold by descendants of the Evers family to developers in 2023. The site is now being built out as a 450-unit apartment community. As part of the approved development agreement between the developer and Denton County, 10.2 acres of the property will be deeded to Denton County once the developer completes construction of a perimeter trail. At that point, the County will assume full ownership and responsibility for managing and maintaining the land and any existing structures within those 10.2 acres.

Evers Property Update (September 2025)
In May 2025, the City Council approved a development agreement with Jefferson North Elm LLC.
Discussion with City Council Feb 4
On February 4, 2025, City staff are planning to provide an overview to City Council with a summary of the project background, site plan, property photos, public meeting summary, key points, and considerations for discussion to garner direction.
Important Dates
Property Walk #1
On November 14, City staff along with interested parties in saving the homestead walked the property with the approval and presence of the private developer.
Public Meeting #1
On November 21, a public meeting was held at the Civic Center to gather input from the community on the proposed project.
Property Walk #2
On January 17, City staff along with Denton County walked the property with the support and presence of JPI developers.

Ordinance No. 25-754 - Parkland Dedication and Development
At the Regular Meeting of the Denton City Council on May 20, 2025, Ordinance 25-754 was passed, approving fees in lieu of parkland dedication and development fees for the Evers property. This has fulfilled the developer's obligation with the City of Denton, and city staff are no longer tracking this project.
