Background

The Vesper Lane project is designed to serve year-round Nantucket residents ages 55 and older. The proposed development includes 17 residential units across three buildings, with a site layout intended to foster a cohesive community for older adults. The project emphasizes single-story living and an accessible design that supports ease of mobility and aging in place.

Affirmative Investments anticipates completing construction at 135 Orange Street and 12 Bartlett Road prior to breaking ground on Vesper Lane.

Affirmative Investments was selected to develop 16A-C Vesper Lane (in conjunction with 135 and 137 Orange Street and 12 and 12R Bartlett Road) after responding to the RFP put out by the Town. They are excited to create a much-needed, year-round workforce housing community, ensuring it is well-designed, well-built, well-managed, and in keeping with the historic character of Nantucket.

Affirmative and their subcontractors are now conducting preliminary due diligence to better understand site conditions, and beginning in the spring of 2026, you may see teams performing testing and surveying on the property. Affirmative values keeping an open line of communication with neighbors and interested stakeholders and welcomes any questions or comments you may have as the planning and permitting processes takes shape.

After completing initial due diligence and gaining a clearer understanding of what will be proposed for the sites, Affirmative will host in-person and virtual meetings with neighbors to ensure all voices are heard. 18 Vesper Lane Acquisition Initiative

2020 - The University of Massachusetts Boston approached the Town regarding the sale of 18 Vesper Lane for affordable housing, and special legislation was enacted to enable the transaction.

18 Vesper Lane Purchase

May 2021 - The Affordable Housing Trust Fund purchased 18 Vesper Lane from UMass Boston for the purpose of developing affordable housing on the site.

Vesper Lane Land Swap Completed

December 2023 - The Town and Nantucket Cottage Hospital completed a land swap exchanging 18 Vesper Lane for 16 Vesper Lane to support future affordable housing development.
