The Future of Regent Street, Haymarket and Piccadilly Circus Public Realm

Westminster City Council and The Crown Estate are continuing  work in partnership to explore options to enhance and transform Regent Street, Haymarket and Piccadilly Circus for future generations.

The West End is one of the UK’s most successful destinations, attracting tens of millions of visitors each year and is home to leading businesses and cultural institutions. High-quality spaces and urban environments are vital to delivering a world-class experience and supporting the future of the area.

Our shared ambition is to transform some of the West End’s most important streets and public spaces to create a more vibrant, greener, and safer places that strengthen the area’s continued success. We want to enhance the experience by responding to evolving needs, improving climate resilience, and creating an environment that works for everyone who lives, works and visits.

Our consultation and engagement activities have provided valuable insights that have helped us further develop the vision and proposals, as well as strengthen the evidence supporting them.

Around 5,000 people shared their views across our most recent consultation, and this feedback continues to shape and inform the programme. As the programme develops, we are continuing to engage with local communities, businesses and stakeholders while progressing technical work.

What is next?

Continuing the conversation is very important to us. Over the coming months, we are undertaking our next phase of engagement through a series of meetings with local stakeholders. We will share how proposals have developed alongside our growing evidence base and listen to feedback to better understand how the proposals would operate within local neighbourhoods.

Following this, we anticipate the next phase of wider public consultation taking place in 2027, once feedback from this stage of engagement has been reviewed alongside the programme’s ongoing technical work. Further updates will be provided as plans are confirmed.
